How
To Qualify For A Loan Modification
If you've been keeping track of the housing market...then you've probably heard about loan modifications. Getting approved can bring a sigh of relief to homeowners struggling to pay their mortgages.
An approved applicant can expect a lower monthly mortgage payment at a reduced rate. Freeing up much needed extra income each month.
But before you can reap the benefits of a loan modification here's what you need to know before you contact your lender.
How To Qualify For A Loan Modification
You must live in the home you are applying for modification. It cannot be investment property.
Hardship
You must be able to prove you are experiencing some kind of "hardship" that will impact your ability to make your current mortgage payments on time. Many situations can be a hardship for one person but maybe not for another.
This is why whatever hardship you are claiming (financial...health problems...etc..) you must be able to prove to the lender it will prevent you from being able to continue making your payments at the current loan amount.
For example ...if you have incurred a large medical expense..you would need to show proof of out of pocket medical expenses not covered by your insurance.
Home Equity
Another requirement has to do with the amount of equity in your home. Basically if you have enough equity that will allow you to sell your home and pay off your mortgage...typically you will not qualify for a loan modification.
Documentation
The final requirement has to do with proper documentation. Your lender will require proof of your financial situation and not just for a reduced mortgage payment. A lender will also want financial proof that even after your monthly mortgage payment has been reduced you will have the financial means to make those payments as well.
Documents such as tax returns, pay stubs , W-2 forms, bills, and all other miscellaneous income you can show proof of is extremely important.
Now that you have the basics of how to qualify for a loan modification...you can gather up your paperwork and contact your lender to get the application process started.
